Soil Settlement and Washout Under Concrete
Every sunken slab is a soil story. Here is how the two main plots, settlement and washout, actually work, and how each one gets stopped.
Concrete problems are soil problems wearing a concrete disguise. When a slab drops, tilts, or cracks and settles, the ground beneath it did one of two things: it compressed into a smaller volume (settlement) or it physically left (washout). The distinction matters because the repairs and the prevention differ, and because plenty of Amarillo slabs are dealing with both at once.
Settlement: Soil Compressing in Place
Soil is grains and the spaces between them. Load it, wet it, or vibrate it and the grains rearrange tighter, the spaces shrink, and the surface drops. Under concrete, three versions dominate:
- Poor compaction. Fill placed loose, too dry, or in lifts too thick keeps consolidating for years. This is the number one cause of settled driveways, garage floors, patios, and porch slabs, all poured over construction backfill.
- Expansive clay cycles. Panhandle clay subsoils shrink as they dry and swell as they wet, and they never do either uniformly. Each cycle leaves the slab bearing a little differently than before. - Load consolidation. Sustained heavy loads, truck wheel paths, rack rows, staged material, press the base tighter over time. This is the commercial version, familiar to anyone who manages a warehouse floor or dock apron.
Washout: Soil Leaving the Scene
Washout needs moving water and a path. Water flowing under a slab picks up the fine particles first, silt and clay fines that were doing much of the load-carrying, and exports them downstream. The base gets looser and more porous, which lets the next storm move through faster and take more. It is self-accelerating, which is why washout problems look stable for years and then suddenly are not.
The water sources are boringly consistent: roof downspouts discharging at slab edges, lot grading that routes runoff along or under concrete, irrigation overspray hitting the same edge every morning, leaking supply or drain lines under the slab, and joint pumping, where traffic flexes a panel and squirts water and fines out with every pass. Each source has a cheap fix, and finding the source is half of any honest washout repair.

How the Repairs Differ
The concrete-side repair is similar either way: inject material to fill lost volume, re-support the slab, and lift it if it has dropped. The difference is in the material logic and the follow-through. Washout zones favor closed-cell polyurethane because it will not erode when water finds the old path again, and they demand the drainage fix or the repair is on a timer. Compaction settlement tolerates either foam or slurry, with the caveat that slurry's weight can restart consolidation in soft fill. Clay cycling favors light materials and, above all, moisture stabilization: keep the water swings small and the clay behaves.
The Drainage Checklist That Protects Every Repair
- Downspout extensions or drains carrying roof water at least five feet from any slab
- Grading that falls away from concrete at roughly a quarter inch per foot or better
- Irrigation heads adjusted off slab edges, drip lines instead of spray near concrete
- Slab joints and the slab-to-foundation joint sealed against direct inflow
- Pumping joints on trafficked slabs sealed after the base is stabilized
Each of these costs a small fraction of what concrete work costs, and together they starve both mechanisms. Do them the same week as the leveling and the repair gets its best chance at a long life.
