Voids under commercial concrete carry higher stakes than the residential version for a simple reason: the loads are bigger and the people crossing the slab are the public and your workforce. A residential sidewalk bridging a small cavity sags. A dock apron bridging a washout under 40,000 pounds of trailer collapses. Finding and filling cavities early is some of the highest-return maintenance a facility can buy.

Where Commercial Voids Come From

  • Storm and roof drainage. Downspouts, scuppers, and parking lot inlets concentrate huge water volumes at slab edges, washing base fines away storm by storm.
  • Utility trench settlement. Water, sewer, storm, and electrical trenches crisscross every commercial site; loose trench backfill consolidates for years and slabs above bridge the drop.
  • Broken under-slab plumbing. A leaking drain line under a floor erodes soil continuously and invisibly until the floor sounds hollow.
  • Wash-down and process water at food, ag, and industrial facilities working through joints and cracks daily.
  • Joint pumping. Wheel loads flex a panel, ejecting water and fines from beneath the joint on every pass, mining the base out from under the slab edge.

How Commercial Void Filling Works

Suspect areas are mapped first: sounding the slab, checking joints for pumping stains, and in some cases probing or scoping the cavity. Injection ports are then drilled on a pattern over the cavity and structural polyurethane foam is injected until it occupies the void and seats against the slab bottom. If elevations have already dropped, the same injection continues into a lift. If the slab is still at grade, filling is the whole job and nothing moves, which is stabilization in commercial clothes. Very large cavities under exterior slabs are sometimes filled with flowable grout for material economics, with foam finishing the contact layer.

The under-slab plumbing case deserves its own sentence: if a leaking line caused the void, the line gets fixed first, because foam around an active leak buys months, not years.

Why Foam Fits the Commercial Case

Speed, weight, and water. The area can often return to service much sooner than a replacement pour would allow, though exact timing depends on the product, slab, load, and installer specifications. The fill is substantially lighter than cement-based slurry, which matters on soil that already failed once. And closed-cell foam does not wash out when the next storm sends water down the same path. For facilities on a maintenance cycle, undersealing high-risk zones, dock aprons, drive approaches, and drainage-adjacent panels before failure is a legitimate strategy, not an upsell.

How do you confirm a void before drilling?

Sounding with a rod or chain reveals the drummy signature of unsupported slab, pumping stains at joints show active water movement, and a small pilot hole can confirm depth and extent. On larger floors, mapping the hollow zones first keeps injection targeted and the invoice honest.

How much void can be filled in one mobilization?

Foam installs quickly, and a crew can treat substantial cavity systems in a day. Very large washouts are staged in passes so early injections seat and support the slab while later passes complete the fill. The assessment estimates volume so the scope does not surprise anyone.

Is filling enough, or does the slab also need lifting?

Elevation decides. A slab still at grade gets filled and left alone. A slab that has settled gets filled and lifted in the same operation, since the foam doing the filling is the same foam that does the lifting. Both outcomes end with the slab fully supported.

Can void filling wait until the budget cycle?

Sometimes, and sometimes that wait converts a fill into a slab replacement plus an incident report. The honest answer depends on the loads crossing the void: a hollow zone in a storage corner can wait a quarter; one in a truck lane should not wait a week.
